Joint Account vs Individual Accounts

As long as we receive a Guaranty of Lease from each tenant (essentially a co-signer), you will be liable for your 33.33% of the monthly rent instead of jointly/severally responsible for the full amount of rent each month.  View a sample of the Guaranty of Lease, but you & your roommates will each receive a physical copy at lease signing. Keep in mind that any damages/deductions are always joint/several.

What is a Guaranty of Lease?

A Guarantor is an individual over the age of 18 with a physical address in the United States that agrees to pay rent &/or damages if the tenant fails to pay (also known as a cosigner).  We require each tenant to have a Guarantor, as most students cannot qualify for a lease on their own income or do not have enough credit history to produce a credit score.  In order for the tenants to be on individual accounts, they need a guarantor. Completing the Guaranty of Lease Agreement for a tenant at MG will make you a Guarantor for only that 1 tenant, as the Guaranties are not in effect until we receive all 3.  In 99.99% of cases, everyone in the apartment needs to obtain a Guarantor to ensure they’re on an individual account versus a joint account.

We want you to be informed about the legal contracts your young adult is signing onto. Please take a few minutes to familiarize yourself with the legal contracts that are being agreed to by visiting the Sample Forms page on OffCampusHousing.com. If you have any questions or concerns about any of these documents, don’t hesitate to reach out to our office; We would be happy to explain any verbiage of concern or question to you.

You can also watch the Matchbox Realty Leasing Video that we require every new tenant to watch prior to entering into these agreements. After  watching the video, their property manager will answer any questions from the video, go over anything that may have changed in the Virginia Association of Realtors lease from the time of filming and go over any additional details that are specific to MG and their individual apartment, such as pricing, layout, included utilities & specific provisions – if any.

Our Furniture Package

Each Madison Gardens Apartment comes fully furnished with no additional fees!

  • Living Room: Couch, Chair, Coffee Table
  • Dining Area & Kitchen: Dining room table with 4 chairs
  • Bedrooms: Full Size Mattress/Foundation, Dresser

What To Bring

Items such as bed linens, cookware, etc. are not included.  Shower rods are in place; No shower curtain is provided.  Window blinds (for bedrooms and patio doors) are in place; Window draperies are not provided.
